Leaf Angel
Which remodeling projects have the highest ROI?
(ROI Remodeling Continued)

Norma Cump (left) Medical Doctor & Organic Gardener - "mulch in progress"- December 2002

Like a miracle, just before Christmas, my leaves and perhaps yours too, were whisked away by a nice couple who were piling them into a flat-bed trailer.

They looked so purposeful, I had to ask where the leaves were going. To my surprise, I immediately recognized the woman's voice and I then realized that this was my doctor!

Dr. Norma Cump, who's practice is in the Hospital District (in the Coppertree Medical building), was collecting the leaves for mulch and adding them to her organic garden, located a little east of the HD on Grauwyler.

"Yes, I'm an organic gardener, originally from Chicago", she said. "I begged my husband to let us move to a warmer climate with a longer growing season, and here we are."

I then followed them to their property where I received a tour of the work in progress, and saw how the leaves had quickly settled down and would become rich, fluffy soil for the spring.

I felt good knowing that our leaves had not, yet again, gone to the landfill and that a wonderful neighbor was making such good use of them.

- Story by: Mollie Mossman, CPA

Sometimes we have the benefit of research to make some excellent decisions about remodeling our homes.

An interesting study was just published in December in Remodeling Magazine (evaluated by HomeTech and Caney Research). It can help all of us decide which remodeling projects can produce the most value when compared with the cost.

Remodeling Savvy

Let's look at two common remodeling projects and compare their costs and value in the Dallas area, as well as look at the national average.

Kitchen Remodel

MIDRANGE: Update of out-moded 200 square foot kitchen by designing and installing a functional layout of new cabinets, laminate countertops, and a standard double-tub stainless-steel sink with standard single-lever faucet. Include energy-efficient wall oven, cooktop, ventilation system, built-in microwave, dishwasher, garbage disposal unit, and custom lighting. Add new resilient floor. Finish with painted walls, trim, and ceiling. Include 30 linear feet of semi-custom grade wood cabinets, including a 3-by-5 foot island.

...........National Average Dallas
Job Cost ...........$43,213... $40,472
Resale Value .....$28,760 ...$21,250
Percent Recouped........ 67%... 53%

UPSCALE: Update a similar kitchen with 30 linear feet of custom cherry cabinets, granite countertops, and an imported ceramic tile backsplash.

Include a built-in refrigerator, cooktop, and 36-inch commercial grade range and vent hood; warming drawer, trash compactor, and microwave-and-convection-oven combination; high-end undermount sink, designer faucets, and water filtration system.

Add new general and task lighting, including low-voltage under-cabinet lights. Install cork flooring with cherry trim.

...........National Average Dallas

Job Cost ..............$70,368...$67,696
Resale Value .........$56,137... $49,250
Percent Recouped......... 80%... 73%

Bathroom Remodel

MIDRANGE: Update a bathroom that is at least 25 years old. Replace all fixtures to include a standard-sized tub with ceramic tile surround, a toilet, a solid-surface vanity counter with an integral double sink, a recessed medicine cabinet, a ceramic tile floor, and vinyl wallpaper.

............National Average Dallas
Job Cost............ $9,720... $8,464
Resale Value...... $8,506... $5,625
Percent Recouped....... 88%... 66%

UPSCALE: Expand a 5-by-7-foot bathroom to 9 by 9 feet within the house's original footprint. Double the number of windows and replace the tub with a custom dual 4-by-6-foot shower in a tile enclosure and glass block surround. The shower includes top-of-the-line fittings and a full-body wash wall. Relocate the toilet into a partitioned area, and replace it with a one-piece color unit. Add a custom vanity cabinet with twin sinks set in granite tops, a linen/towel storage closet, general and spot lighting, and a humidistat-controlled exhaust fan. A tile floor, papered walls, and hardwood trim finish the job.

.............National Average Dallas
Job Cost.......... $22,639... $20,667
Resale Value ........$20,609.... $13,750
Percent Recouped ........91%... 67%

Picnic Planner Needed

Old Glory & What's New On-line
That Thing We Do

HD Community Calendar now at HDNA.org

Log on to http://hdna.org to find details on what's happening in the Community. The calendar is updated biweekly and covers arts, parks and recreation, health, and other events. Many of this years happenings coincide with Irving's Centennial. Here's just a few of the events on-line now:

Each Thursday, now through February 13th is a presentation at the Human Services Building featuring topics on Healthy Eating.

February 14th through March 11th The play The Spectre Bridegroom will be presented by Lyric Stage.

February 15th, the pond at Northwest Park will be stocked for a family fishing day for children and adults. Great fun to do or watch!

If you have an event to add, please email: Becky@hdna.org

Spring Picnic

Several residents have expressed interest in helping with a spring picnic, however, an event coordinator has yet to step forward.

If you would like to plan this event with the help of interested residents, please email or indicate on the enclosed survey.

Residents are ready to help, we need you to coordinate their efforts, and we will put you in touch with them right away.

July 4th Flag Project

Last Year, nearly 24,000 flags were placed along 10 and a half miles of MacArthur Boulevard.

According to a recent interview with Nell Anne Hunt, sponsor of the event, the McPheresons on MacArthur supported the 2002 event in the Hospital District. This year, residents of the HD are invited to participate and possibly expand the flag route.

Indicate your interest in the survey enclosed and look for additional information in next quarter's HDNA Leaf-Let spring newsletter (and on-line). The kickoff event is planned for May.

What's New On-line

In addition to a newsletter archive, crime statistics and calendar just added, even more new features are planned for the HDNA.org web site.

To get the benefit of emails that are sent between residents each day, we will be starting a FAQ (frequently asked questions ) page. Here is a sample question:

Q: When will construction end on Grauwyler so that I can get through going eastbound to O'Connor?

A: The City said that the work would be done by mid February, according to the Dallas Morning News on January 26th.

What's the Idea behind HDNA?

Surf, Link Up, Have Fun!

HDNA.org is an improved style of neighborhood association - one that keeps the best aspects, while eliminated the boring meetings, petty politics and inefficiencies of older methods of communication.

By eliminating scheduling conflicts, telephone tag, and delays in waiting for endless meetings to happen, your HDNA.org web site will connect you anytime YOU choose.

Of course HDNA's goal is to include everyone (newlsetters are mailed to all residents), and we can get together for events and projects you want to help with or take part in.

But, with on-line tools and 24/7 availability, you'll be able to work on what you want, when you want, and communicate with your neighbors when it's convenient for you. HDNA.org is a simple recipe of philanthropy and fun.

Participation is completely FREE and as easy as sending mail or email.

We need your stories - send in your articles and share what's happening in your part of the neighborhood.

Hospital District Crime Statistics
Crime Statistics (con't)
Meet Mike and Angie

Perhaps you have seen the City Spectrum and looked at the monthly crime statistic totals to see if anything has happened in the Hospital District. But, it is hard to figure out isn't it?

The totals are grouped by police beat, and our neighborhood is contained within two large beats (35 and 36). So, it's nearly impossible to know easily and quickly, what crimes are occurring in our neighborhood.

Recently, the Irving Police Department has begun publishing city-wide crime statistics on-line and now lists the streets. However, one must review each of the beats and review the street names and addresses of the crimes in that beat to see if any actually are in the Hospital District.

Thanks to the work of hdna.org volunteers, the crime statistics for the HD are now available here in the Leaf-Let. And, current statistics for January 2003

are being posted at the http://hdna.org web site.

Hello to HD from Mike and Angie Korzenewski

We moved from Abilene, one and a half years ago, to a home on Colony Drive in the lovely Hospital District. We are also lucky to both work in the HD, at Donnelly's Funeral Home, where Mike is the co-manager and Angie is on staff as a Funeral Director. We are members of the Kirkwood United Methodist Church, where Mike is the choir director. Mike is also a member of the Irving Silvertones. We have five children and eight grandchildren. We are pleased to support the neighborhood and look forward to meeting you or receiving your email.
